The Ontario Fire Code (OFC) establishes minimum fire safety standards for all existing buildings in the province. For commercial building owners and property managers, understanding and maintaining compliance is not optional — it's a legal obligation that protects lives and property.
Key requirements include maintaining operational fire alarm systems with regular inspections (CAN ULC S536), functional emergency lighting with monthly and annual testing, properly serviced fire extinguishers, clear and unobstructed exit routes, and current fire safety plans posted in visible locations.
Fire alarm systems must be inspected annually by a certified technician and tested according to CAN ULC S536-13 standards. Emergency lighting must provide adequate illumination for safe evacuation and must be tested monthly (30 seconds) and annually (full duration).
Fire extinguishers require annual professional inspection, and must be serviced or replaced according to manufacturer specifications. Fire safety plans must be reviewed and updated whenever building use or occupancy changes.
Non-compliance can result in significant fines under the Fire Protection and Prevention Act, and in the event of an incident, building owners may face additional liability. The Ontario Fire Marshal's office conducts regular inspections and responds to complaints.
